Yes. To make a reservation, you will have to pay a deposit. The amount depends on the home you have reserved:

  • For Studios: £150
  • For 1-bedroom apartments: £150
  • For 2-bedroom apartments: £200

The holding deposit is managed per the Tenant Fees Act 2019. For further details, kindly reach out to the Resident Services Team.

We ask for a dilapidation deposit of one month’s rent when you move in. (The dilapidation deposit is refunded on condition of the property being returned in a good condition at the end of your tenancy). Please contact the Resident Services Team for more information.

Duo at Upperbanks residents benefit from free fibre broadband – Household utility bills such as water, electricity and council tax are your responsibility.

Single occupiers should be eligible for a 25% ‘single person’ discount, however, you will need to apply to the council for this after you move into the property: www.rochdale.gov.uk/reduce-council-tax/single-person-discount

The total cost of your electricity and water bills is down to your individual usage and whether you share your home. If you’re living on your own and managing your bills for the first time, it’s wise to research the average costs associated with the type of property you’re eyeing and the number of people sharing your home. It’s an important consideration when working out the overall rental expenses.

To rent a place at Duo at Upperbanks, you will need to meet our affordability criteria. This requires you to be in permanent employment in the UK with an annual income of at least 30x the monthly rent for single occupants OR for multiple occupants, each occupant must have an annual income of at least 15x the monthly rent.

Where affordability criteria is not met, you will be asked to provide a UK guarantor – your guarantor must be in permanent employment in the UK with an annual income of at least 30x the monthly rent.

In the case that you are in full time studies, receiving your income from overseas or in some cases, self-employed – a guarantor will also be required.

Parking is available at an extra fee.

We’ve simplified your move-in process by furnishing your apartment with bespoke furniture and a selection of designer items that have all thoughtfully been chosen to make your living experience extra special.

The place is all yours once referencing has been cleared and a move-in date has been agreed.

Rest assured, we have a secure cycle store for residents on a first-come, first-served basis.

Duo at Upperbanks loves your furry friends but we do charge a little extra on the rent for cleaning and wear and tear. Most small pets are accepted, but we’ve got some rules on size, breed, and type. Just get in touch to see if your pet fits the criteria.

Duo at Upperbanks is all about community – that’s why we’ve given our residents a lounge with  and super-fast Wifi. it’s the ultimate spot to chill, get work done, and connect with your neighbours.

Our flexible contracts allow you to choose to stay for any period ranging from 6 months to 3 years.

Your furry friends are considered family here at Duo at Upperbanks.

  • In order to qualify, residents must pay the requested holding deposit by the specified deadline date.
  • The first month is free and only apartments with £900cm and over qualify.
  • Offers for apartments will only be sent to residents once we are able to confirm move in dates.
  • The one month’s free rent will be split into 2 instalments. Half will be applied at the end of month 1 of the tenancy and the other half will be applied at the end of month 12 of the tenancy, subject to the resident(s) adhering to the terms tenancy agreement.
  • The credit for one month’s free rent is applicable for rent only and does not include additional services.
  • This offer is not applicable to company lets
  • Signing a tenancy agreement and receiving the one month’s free rent offer is subject to the applicant passing tenant referencing checks and adhering to the tenancy agreement upon taking occupation of the offered apartment.
  • No cash equivalents or alternative options will be offered.
  • This offer is not applicable to returning or existing residents – only to new residents taking out new tenancies.
  • We have the right to refuse this offer to any parties at any time.
  • This offer cannot be used in conjunction with any other offers, including our referral scheme.
